ACCOMMODATION COMPRISES / LAYOUT:

A charming country house with a private swimming pool, set among olive groves and vineyards on the hills east of Lucca (less than 15 Km away). Villa Sant Andrea offers a peaceful and practical setting for families or groups of friends who want to spend time together while still enjoying a degree of independence, with separate kitchens and flexible living spaces.

The property is located 3 km from a village with shops and restaurants and is less than a 30-minute drive from the historic centre of Lucca. It is also well suited to remote working, with ultra-fast fibre-optic internet.

One of the defining features of Villa Sant Andrea is its open loggia, positioned to take in panoramic views across the surrounding valley. This space is used for dining, relaxing, and enjoying the landscape throughout the day, particularly at sunset.

The accommodation is arranged across a main house and a separate guest house, together sleeping up to 13 guests.

MAIN VILLA:

The main house accommodates 7 people. On the ground floor there is a large kitchen and dining room, a small sitting room with a fireplace, and a larger sitting room that opens onto the loggia furnished for outdoor dining. The master bedroom is also on this floor and has a four-poster bed and an en-suite bathroom with a Jacuzzi bath.

A study with a fireplace is also located on the ground floor.

On the first floor there are two suite-style bedrooms. One includes a double bedroom, a single room, a small sitting room and an en-suite bathroom with a bathtub. The second suite has a twin bedroom, an en-suite bathroom with a bathtub, and a large sitting room. Please note that there is no air-conditioning in the main house.

GUEST HOUSE:

The guest house accommodates 6 people and is divided into three independent apartments. The first apartment includes a large sitting room with a fireplace opening onto the garden and a pergola, a kitchen and a bathroom with a bathtub. On the first floor there is a large twin master bedroom with a balcony.

The second apartment consists of a sitting room with a double lofted bed opening onto the courtyard and a bathroom with a shower. It has an independent entrance and is also connected to the first apartment through the bedroom on the first floor.

The third apartment includes a dining room and kitchen opening onto the garden, a bathroom with a shower, and a first-floor double bedroom opening onto the courtyard. All bedrooms in the guest house have air-conditioning via fan-coil units, available at an extra cost.

Cleaning service is included for 9 hours per week. During low season, the property can also be rented for up to 9 guests.

SWIMMING POOL:

The property has a private swimming pool measuring 12m x 6m, set within landscaped gardens and positioned to enjoy views over the surrounding countryside

We were a large family who occupied all bedrooms. Hence it was perfect with the bedrooms split between two houses. The house was well equipped with fans to help keep us cool. The house was of great standard and the house manager (Luca) assisted fast and correct each time we reached out. Our biggest thanks goes out to Roberta who took great care of us.

Weekly rental rates

Arrival time is on Saturday between 4 pm and 7 pm (after 8 pm a fee of € 50 is required and after 10 pm the fee is € 100. Any late arrival has to be agreed in advance).

TOURIST TAX
Tourist tax is applied in most Italian municipalities. This tax is by law to be fully paid by the holidaymakers. The amount varies from municipality to municipality and it must be paid upon arrival directly to the caretaker /owner. Unfortunately, the amount may be subject to change even after the booking is confirmed.
